📝 Terms & Conditions (Orchid Properties)

1. Booking & Payment

• 30% deposit is charged at the time of booking to confirm your reservation.
• The remaining 70% balance is charged automatically 7 days before arrival using the same payment method.
• For last-minute bookings made within 7 days of arrival, 100% of the booking amount will be charged immediately.
• Payments are processed securely through Stripe.

2. Security Deposit

• A refundable security hold is placed on your card 2 days before arrival.
• Amounts: ฿5,000 (condos), ฿10,000 (bungalows), ฿20,000 (villas).
• This is not a charge. If no damages or extra charges are reported, the hold is released within 2 days after checkout.
• In the event of damage or violation of house rules, part or all of the hold may be captured.

3. Cancellation Policy

• Full refund if cancelled 14 days or more before arrival.
• Deposit forfeited (30%) if cancelled within 14 days of arrival.
• No refund if cancelled within 7 days of arrival, after the balance has been collected.

4. Check-in & Check-out

• Standard check-in: from 3:00 PM
• Standard check-out: by 12:00 PM
• Early check-in/late check-out may be available upon request and may incur an additional charge.

5. Guest Responsibilities

• Guests must comply with property house rules provided at the time of booking and upon arrival.
• Smoking is permitted only in designated outdoor areas.
• Parties or events are not permitted unless explicitly agreed in writing.

6. Liability

• Orchid Properties is not responsible for personal belongings lost, stolen, or damaged during the stay.
• Guests are liable for any damage caused to the property during their stay.

7. Governing Law

• These Terms & Conditions are governed by the laws of Thailand.
