Pattaya House Rules

Registered Guests Only

The maximum occupancy of the property is 6 guests. Overnight stays by unregistered guests are not permitted. Any additional guests must be approved by the host in advance.

Check-In & Check-Out Check-in:

  • After 3:00 PM Check-out:
  • By 12:00 PM

Late check-out may be available if arranged in advance and may incur an additional fee. Before departure, please:

  • Turn off all air conditioning units and lights
  • Lock all doors and windows
  • Leave the keys on the table
  • Send us a message to confirm you have checked out

Quiet Hours

Quiet hours are from 9:00 PM to 9:00 AM. Please be considerate of neighbours and keep noise levels to a minimum, particularly in outdoor areas.

Parties & Events

Parties, events, loud gatherings, and amplified music are not permitted unless expressly approved by the host in advance.

Wi-Fi

Wi-Fi details are provided in the house manual and check-in information. Please contact us if you experience any connection issues.

Smoking Policy

Smoking is permitted in outdoor areas only. Please keep doors and windows closed and use the ashtrays provided.

Smoking inside the property, including bedrooms and bathrooms, is strictly prohibited. A minimum cleaning fee of 10,000 THB will apply if smoking occurs indoors.

Pets

Pets are not permitted at the property.

Visitors

Day visitors are permitted provided they are respectful of the property and neighbours. Any overnight guests must be registered and approved in advance.

Parking

On-site parking is available for guests. Motorbikes may be parked outside the property. Please ensure all vehicles are secured and valuables are not left unattended.

Damage & Breakages

Guests are responsible for any damage, breakage, loss, or excessive staining that occurs during their stay. Please report any accidents immediately so that repairs or replacements can be arranged promptly.

Pool Use

The swimming pool is available for use throughout the day. Guests use the pool at their own risk. Glassware is not permitted near the pool area. Please keep noise levels low during the evening.

Pool Maintenance

The pool is professionally serviced every Monday and Friday at approximately 8:00 AM. Maintenance staff may access the pool area during these times.

Security Cameras

CCTV cameras are installed in outdoor areas only, including the entrance and perimeter of the property. There are no cameras inside the home.

Guest Access & Housekeeping

You will have exclusive access to the entire property, including the private swimming pool, ensuring complete privacy throughout your stay. The property features its own private entrance, providing full seclusion and independent access. For stays of 4 nights or more, complimentary housekeeping is provided every third day. Additional housekeeping can be arranged upon request:

  • Daily cleaning: 1,000 THB per session

Towels

Each bedroom is equipped with:

  • 2 large shower towels
  • 2 small shower towels

In addition, 6 swimming towels are provided downstairs for guest use. Fresh replacement towels can be provided during your stay for:

  • 80 THB per towel

Lighting & Pool Equipment

The swimming pool is available for use at any time during the day. Please note:

  • Pool lights operate on an automatic timer and cannot be manually adjusted.
  • Outdoor lighting is automatic.
  • Indoor lighting can be controlled using the switches provided throughout the property.

Excessive Cleaning Policy

The standard cleaning fee covers normal cleaning, laundering of linens, and preparation of the property for incoming guests. Guests are expected to leave the property in a reasonably tidy condition upon checkout. If the property is left in a condition requiring cleaning beyond our standard turnover service, additional cleaning charges may apply. This includes, but is not limited to:

  • Excessive rubbish
  • Food waste
  • Heavy staining
  • Smoking residue
  • Bodily fluids
  • Excessive sand, dirt, or mud
  • Any unusual level of cleaning required to restore the property to its original condition

Where additional cleaning is necessary, a fee of 1,300 THB per hour will be charged based on the actual time required by our professional cleaning team.

Cleaning hours may be documented, and supporting photographs, reports, and invoices may be provided where applicable.

Normal use of the property and standard checkout cleaning are covered by the standard cleaning fee and will not incur additional charges.

Replacement Fees (THB)

The following charges may apply for damaged, heavily stained, broken, missing, or unreturned items:

  • Bedsheet – 900
  • Blanket Cover – 1,500
  • Pillow Case – 200
  • Wine Glass – 350
  • Drinking Glass – 200
  • Slippers – 400
  • Singha Glass Bottle – 80
  • Bottle Basket – 250
  • Keys – 250
  • Key Card – 1,000

Complimentary Water Bottles


Complimentary Singha glass drinking water bottles are provided upon arrival. These bottles are part of a reusable exchange system and must remain at the property. Please do not dispose of them or place them in recycling bins. Missing bottles may incur a replacement charge.

Elephant Dolls

Elephant dolls placed on the beds upon arrival are available for purchase. Please contact us if you are interested in purchasing one during your stay.

  • Elephant Doll – 500 THB each

Any dolls removed from the property without prior arrangement may be charged accordingly.
